OC Home Buyer Demand Gets More Solid – Orange County CA Real Estate

Buyer demand is solid at Orange County CA real estate – and it should inspire seller confidence.

Realtors and brokers resold 2,576 Orange County CA homes last month during March 2012 – with average sold price of $511,908.

That’s sold volume up 10.7 percent as compared with March 2011 – when 2325 homes were sold.

442 of those sold homes were REOs – or 17 percent of market.

629 of those sold were short sales – or 24 percent of that market.

So 41 percent of sold homes at Orange County during March this year were distressed properties (either REO or short sales).

According to Steven Thomas at “Reports On Housing” the Orange County home buyer demand is up – with pending sales during March 2012 up.

And if we had a better supply of homes for sale, number of pendings would be up even further.

Investor Buyers Like Orange County CA Foreclosure Values

Investor buyers like foreclosures  at  Orange County CA real estate - with good values, low prices, and solid rents.

Orange County like all of California has a foreclosure funnel – with some homes underwater – with others delinquent in payments, with some now in foreclosure where notice of default have been filed – and others bank owned after foreclosure.  

Investors aren't afraid of that news and are ready to buy more foreclosures at Orange County CA than the market has ready to sell.

Investor buyers see that many trustee auctions are postponed, or canceled, and that a small percentage of those are actually sold to third parties or back to the banks as REOs.

During February, 2012, Orange County real estate foreclosure filing numbers were down – foreclosure sales at trustee auctions strong to third parties – and buyer demand invites foreclosures to be started and completed.

Investors bought 201 Orange County homes at trustee sale auctions during February this year, and buyers bought 342 REO homes on the open market during February.

Buyers and investors like foreclosures – good prices and value with high rents – at Orange County CA real estate.

Homes ending with foreclosure are either sold to third parties, or back to the banks as REOs, then eventually resold on the open market.

Orange County Ca real estate buyers are active and don't need government help or incentives to clear up foreclosure properties.

Irvine CA Real Estate – Resale Market Gets Faster

IRVINE CA REAL ESTATE UPDATE

Irvine CA real estate - home resale market – got faster by 40 percent in a year – according to Steven Thomas at www.ReportsOnHousing.com.

As of March 15, 2012, Irvine had 538 homes listed for sale on the MLS multiple listing service system.

Irvine then had 261 new deals opened in the past 30 days.  According to Thomas, Irvine had ”market time” – months it would take to sell all inventory at that pace of new escrows – of 2.06 months vs. 3.44 months seen one year earlier.

121 of the Irvine CA homes listed were either foreclosures being resold or short sales, where sellers owe more than the home’s value – so distressed properties were 22.5% of supply of homes for sale.

Irvine homes for sale made up about 7.7 percent of all Orange County CA number of homes for sale.

373 Irvine homes have resold so far this year 2012 – with average sold price of $639,157 – average market time of 104 days.

Newport Beach CA Property Foreclosures – Does Government Regulation Help?

Newport Beach CA real estate – property foreclosure data – includes notice of default, foreclosure filings and inventory information.

Newport Beach had 18 new notice of default filings during February 2012 – which was down from last year – and had 20 notice of trustee sales, which was also down from last year.

Government intervention has slowed down foreclosures but failed to deal with negative equity.  "Passing laws to essentially eliminate foreclosures, as they appear to have accomplished in Nevada, and are now contemplating with similar draconian measures in California, is likely to do more harm then good.
