Orange County CA Real Estate Markets Stay Hot With Buyers
Housing markets at Orange County CA have been very hot with buyers especially during the past six months, with multiple offers, bidding wars, price appreciation, and small inventories of homes for sale.
Orange County now sees a recent change with more homes on the market. However, some homeowners got too excited and priced their properties way above buyer range, so those homes will take longer to market – or they won’t sell at all.
Active listing inventory at Orange County is up 30% since March 2013 – from low of 3,183 homes to 4,133 now. Buyers like to see the listing numbers moving up, always looking for reasonable prices, and hope for less competition with other buyers.
The largest Orange County home selling market is at Irvine CA, which has 356 homes now listed for sale – as compared with about 200 listed during March 2013 just 3 months ago.
Orange County still has a very hot selling market – 1.3 months as average time to theoretically sell all homes now on the market at current pace of sale. 3,144 homes went into “pending” status during the past 30 days – as compared with the 4,133 homes listed.
Housing marakets at Orange County continue to have lots of buyers and not enough home sellers. As long as jobs and employment are solid at Orange County and mortgage rates stay low, positive home selling will continue for some time in the future.
